St. Lucie County is booming while Miami shrinks. But there's a catch.

St. Lucie County added nearly 11,000 residents last year, defying a dramatic slowdown across Florida as major metros like Miami-Dade and Pinellas County lost population, new Census data shows.

Why it matters: While Florida's growth hit its slowest pace this decade, St. Lucie is still booming thanks to domestic migration from expensive metros. But most new residents work elsewhere, raising questions about long term economic sustainability.

The big picture: Florida grew by just 500 people per day in 2025, down sharply from recent years. Nine out of 10 new Floridians came from overseas in 2024, but international migration plunged 56% in 2025 amid Trump administration immigration enforcement.

St. Lucie's growth is different: approximately 11,600 people moved here from other U.S. counties, while only 3,200 came from overseas.

The county grew 3.9% between 2023 and 2024, faster than Miami-Dade, Broward, and Palm Beach.

Yes, but: Growth is slowing. St. Lucie added 17,100 residents in 2023 to 2024 but only 10,857 in 2024 to 2025.

The other side: Miami-Dade lost 10,000 residents in 2025 after being the second largest population gainer in 2024. Pinellas County lost nearly 12,000, the second worst decline in the country.

The catch: Approximately 63% of St. Lucie County workers commute outside the county for their jobs. The county is functioning as a bedroom community, with people moving here for affordability but earning and spending money elsewhere.

St. Lucie's average weekly wage was $1,054 in Q4 2024, the lowest among Florida's 27 largest counties. Compare that to Palm Beach County at $1,590 per week.

The affordability paradox: People flee expensive metros for St. Lucie, but the influx is driving up local costs.

  • Median rent: $2,750/month (57% higher than national average)
  • Average hourly wage: $24.46 (well below national $36.53)
  • At local wages, workers can afford $1,270/month in rent, less than half the median
  • Median home price: $380,000 (down 2.8% year over year)

What's being done: A new armored car manufacturing facility in Fort Pierce will bring 298 high skill jobs at $55,000 per year, one of Florida's top 10 new projects for 2025.

The bottom line: St. Lucie is still growing while neighbors shrink, but the big question remains: Is the county building its own economy, or just housing someone else's workforce?
